1403-1405 Pennsylvania Avenue is an historic duplex in the Manchester Historic District of Pittsburgh. The late-1800s structure sat vacant for years until being purchased for renovation into market rate affordable housing by Landmarks Development Corporation (part of Pittsburgh Historic and Landmarks Foundation); by this time, the building required extensive interior and exterior renovation. The restoration work included rebuilding the rear and side masonry walls, addressing foundation settlement, installing new wood windows, restoring or replicating the wood trim and porches, and completely renovating the interior. Each unit’s renovation created a three-bedroom, two-and-a-half-bathroom, semi-detached home, complete with a small front and rear yard and rear parking pad. Our firm acted as general contractor on this project, and achieved significant savings on the complicated structural and historical detailing work.
